Lakefront, Lake View or Hillside? How to Choose the Right Lake Como Property

For many international buyers, the search for a property on Lake Como begins with a simple image: a beautiful home overlooking the water. Once the search actually starts, however, it quickly becomes clear that “living on Lake Como” can mean very different things. A lakefront villa with direct access to the water, an apartment with panoramic views, a hillside home surrounded by greenery and a property within walking distance of the lake can all offer a genuine Lake Como lifestyle, but the experience of owning and using them is completely different.

This distinction matters because location on Lake Como is not simply about choosing a town. The relationship between the property and the lake itself can influence privacy, accessibility, outdoor space, maintenance, everyday convenience and ultimately how often you enjoy the home. For international buyers in particular, understanding these differences before concentrating on individual listings can make the property search considerably more focused.

Lakefront property: the most direct relationship with Lake Como

Owning a property directly on the lake is understandably one of the strongest aspirations among international buyers. There is something unique about having the water immediately outside the home, particularly when a property includes a private garden, terrace, dock or direct lake access. The landscape is not something observed from a distance. It becomes part of everyday life.

True lakefront properties are also naturally limited in number. Lake Como has a complex shoreline, much of which is occupied by historic buildings, roads, public spaces, hotels and existing residences. This scarcity is one of the reasons why high-quality waterfront homes occupy such a distinctive segment of the market.

Yet lakefront ownership should not be evaluated through emotion alone. Privacy can vary significantly from one property to another. A home may sit directly beside the lake but also close to a road, public walkway, ferry route or busy village centre. Access and parking can also be more complicated in historic areas where properties were built long before modern mobility became a consideration.

Maintenance deserves attention as well. Exposure to water, humidity and the particular microclimate of the lake can affect exterior surfaces, gardens, terraces and other elements of the property. Historic lakefront villas can be extraordinary homes, but buyers should understand the practical responsibilities that come with owning them.

For someone who intends to spend substantial periods at the property and wants the lake to be at the centre of daily life, these considerations may be secondary to the experience itself. For another buyer who visits only occasionally, however, a less demanding property could ultimately provide greater freedom.

Lake view: often the best balance between emotion and practicality

A property does not need to touch the water to deliver one of the defining experiences of Lake Como. In fact, many homes located slightly above the shoreline enjoy wider and more dramatic views than properties directly beside it.

Elevation changes the relationship with the landscape. Instead of looking horizontally across the water, owners may see an entire section of the lake, surrounding mountains, villages and changing light throughout the day. Terraces and balconies consequently become important living spaces rather than simple architectural additions.

For international buyers, lake-view properties can represent an interesting compromise. They often provide greater choice in terms of size, architecture and location while retaining the emotional connection that attracts people to Lake Como in the first place.

The quality of the view, however, needs to be evaluated carefully. “Lake view” is a broad description. There is an important difference between a panoramic, uninterrupted outlook and a small glimpse of water visible from one room. Orientation also matters. Sun exposure, surrounding vegetation, neighbouring buildings and the possibility of future changes to the immediate environment should all be considered.

A beautiful view can contribute significantly to both enjoyment and long-term desirability, but it should be evaluated together with the practical qualities of the property rather than treated as an isolated feature.

Hillside living: privacy, space and panoramic perspectives

Moving further above the lake introduces another version of the Lake Como lifestyle. Hillside properties can offer more privacy, larger outdoor areas, quieter surroundings and spectacular panoramic perspectives while remaining relatively close to the waterfront.

Locations above Como and the villages around the lake can feel surprisingly removed from the activity below. For buyers coming from major international cities, this contrast can be particularly attractive. Within a relatively short distance, it is possible to move from restaurants, shops and busy streets to a home surrounded by trees and silence.

The property itself often becomes more important in this setting. Gardens, terraces, swimming pools and outdoor dining areas can transform the home into a private retreat. For buyers planning longer stays, working remotely or relocating permanently, this can be more valuable than being able to walk to the waterfront in a few minutes.

The trade-off is accessibility. Lake Como’s geography means that distance should never be measured only in kilometres. A home may appear extremely close to Como or a village centre on a map while requiring narrow roads, steep approaches or a longer journey than expected.

Parking is therefore particularly important. So is the final access to the property. International buyers should consider how easily the home can be reached with luggage, shopping or guests and whether the same journey will remain comfortable throughout the year.

Walking distance to the lake: an underrated alternative

Between waterfront living and hillside privacy lies a category that international buyers sometimes underestimate: properties located within a town or village from which the lake, restaurants and everyday services can be reached on foot.

For many owners, this can become one of the most enjoyable ways to experience Lake Como. The ability to leave the car at home, walk for coffee, reach the waterfront in the evening or have dinner without planning transportation changes the way a second home is used.

Walkability can be especially valuable for owners who visit for relatively short periods. Arriving on Friday evening and immediately becoming part of the local environment can be more important than having a larger property several kilometres away.

Como and places such as Cernobbio naturally offer interesting opportunities for this type of lifestyle, while other villages provide different balances between accessibility, services and residential atmosphere.

The key is to evaluate actual walking conditions rather than simply measuring distance. A property may be only a few hundred metres from the lake but separated from it by steep roads, limited pavements or significant changes in elevation. On Lake Como, “ten minutes from the lake” can mean very different things depending on where the property is located.

The importance of understanding how you will use the property

Before choosing between lakefront, lake view and hillside locations, buyers should think carefully about how the property will actually be used. A family spending three months on Lake Como every summer has different priorities from someone arriving for several long weekends throughout the year. A buyer relocating permanently will evaluate services and accessibility differently from someone purchasing a private holiday retreat.

Frequency of use can also influence the ideal size of the property. Large gardens, swimming pools and extensive outdoor spaces are attractive, but they require management. Historic villas provide character and prestige, but they can involve a level of maintenance that may not suit someone living thousands of kilometres away.

Conversely, a well-located apartment with a terrace and panoramic lake view may provide fewer square metres but considerably greater simplicity. The owner can arrive, open the door and immediately enjoy the property without managing a large estate.

This is why the most expensive or spectacular property is not automatically the property that provides the best ownership experience.

Privacy and convenience rarely come in equal measure

One of the recurring choices on Lake Como is between privacy and convenience. The more secluded a property becomes, the more likely it is that a car will be essential. The closer a home is to restaurants, ferry connections, shops and the waterfront, the more likely it is that owners will share the surrounding environment with residents and visitors.

Lakefront does not always mean private. Hillside does not always mean isolated. Central does not necessarily mean noisy. Every property needs to be assessed individually.

For buyers seeking maximum privacy, an elevated home with generous grounds may offer a better experience than a prestigious waterfront address. For someone who values social life and spontaneous evenings out, the opposite may be true.

This is particularly relevant when purchasing a second home because holiday routines are often different from everyday routines at home. Someone who normally drives everywhere may discover that being able to walk to dinner is one of the qualities they appreciate most when spending time in Italy.

Think about the journey beyond the front door

International buyers should also consider what happens when they leave Lake Como. Connections to Milan, airports and Switzerland can significantly influence the practicality of a location.

A spectacular home further along the lake may be perfect for extended summer stays but less convenient for someone flying in and out frequently. A property closer to Como or the southern part of the lake may sacrifice some sense of isolation while making regular international travel considerably easier.

The same applies to buyers who work or have business interests in Switzerland. In this case, proximity to the western side of the lake and the border can become an important part of the property decision.

There is no universally superior location. The right one depends on where the owner needs to go when they are not sitting on the terrace looking at the lake.

Lake Como property value is a combination of qualities

International demand naturally places significant value on lake views and waterfront positions, but these are not the only elements that determine desirability. Accessibility, parking, privacy, outdoor space, architectural quality, renovation standards, energy efficiency and proximity to services can all influence how a property performs over time.

A panoramic home with easy access, a garage and a beautiful terrace may prove more desirable to a broad range of future buyers than a more prestigious property with difficult access and substantial maintenance requirements.

Similarly, an apartment in a walkable location can have advantages that are not immediately visible when comparing properties purely by size or price per square metre.

This is why property evaluation around Lake Como requires a highly local approach. Even within the same municipality, two homes separated by a short distance can have completely different characteristics in terms of sunlight, accessibility, views and everyday convenience.

Choosing the Lake Como lifestyle before choosing the property

The most useful question for an international buyer may therefore not be “Which property should I buy?” but “How do I want to experience Lake Como?”

If the dream is to step directly from the garden towards the water, a genuine lakefront property may justify its rarity, cost and additional responsibilities. If panoramic scenery is the priority, moving slightly above the shoreline can open a much wider range of possibilities. If privacy, outdoor space and tranquillity matter most, hillside locations may offer the strongest combination. And if restaurants, cafés, services and spontaneous walks along the lake are central to the experience, a well-positioned home within a town or village could ultimately provide more enjoyment than a secluded villa.

Lake Como is not a single property market and it does not offer a single lifestyle. Its geography creates a collection of very different residential environments within remarkably short distances.

For international buyers, that variety is one of its greatest strengths. The objective is not necessarily to find the property closest to the water, the largest villa or the highest panoramic position. It is to find the relationship with Lake Como that matches the way you actually want to live.
