Where to Buy on Lake Como If You Need Easy Access to Milan

Buying a home on Lake Como does not necessarily mean choosing between life by the lake and convenient access to Milan. For many international buyers, professionals and families, the real question is much more practical: where can you live around Lake Como while keeping Milan within reasonable reach for work, business meetings, international travel, shopping or cultural life? The answer depends on more than distance. A location that appears close to Milan on a map may involve slow local roads, while another slightly further away can offer much easier access to the motorway or railway network. If Milan is going to remain part of your weekly routine, accessibility should be considered from the beginning of the property search rather than after you have already fallen in love with a house.

Como is the natural starting point

For buyers who want to live directly on Lake Como while maintaining a strong connection with Milan, Como itself is naturally one of the first areas to consider. The city combines the advantages of the lake with infrastructure that smaller lakeside villages cannot offer. Railway connections are particularly important because direct services towards Milan make it possible to organise regular journeys without depending entirely on a car. For professionals working in central Milan, this can be a considerable advantage, particularly when compared with driving during peak hours. Road connections are equally relevant, with access to the motorway network towards Milan and Switzerland. Como also functions as a genuine city throughout the year, with schools, healthcare, shops, restaurants and professional services, making it particularly suitable for buyers considering permanent relocation rather than a purely seasonal residence.

Within Como, however, the exact position of a property can make a substantial difference. A spectacular home on the hills may offer privacy and panoramic views but require additional time on local roads before reaching the main routes towards Milan. A property in a less panoramic but strategically positioned area may make everyday travel considerably easier. This is where the priorities of a permanent resident can differ from those of a holiday-home buyer. When Milan is part of your working life, saving twenty minutes at the beginning and end of a frequent journey can eventually become more valuable than having the widest possible lake view.

Cernobbio offers a different balance

Immediately north of Como, Cernobbio is particularly interesting for buyers seeking a more distinctly lakeside atmosphere without moving too far from the infrastructure of the city. Its international character, established luxury property market, high-quality hospitality and residential environment make it one of the most recognised locations on the western shore. At the same time, its proximity to Como and relatively convenient connection with the motorway network mean that Milan remains realistically accessible.

For someone travelling to Milan occasionally or a few times each week rather than commuting every day, Cernobbio can provide an attractive balance. You gain a stronger sense of living on Lake Como, with the privacy and atmosphere associated with one of its most prestigious locations, while remaining close enough to Como to use the city’s services and transport connections. The important point is to evaluate the precise position of the property, because even within a relatively small geographical area the time required to reach the main road network can vary considerably.

Further north, the calculation changes

Moving north along the western shore towards Moltrasio, Laglio, Argegno, Tremezzina and Menaggio opens the door to some of Lake Como’s most desirable residential locations. The landscape becomes increasingly dramatic, the atmosphere quieter and the relationship with the lake more pronounced. For many buyers, this is exactly what they are looking for. The practical connection with Milan, however, gradually becomes more demanding.

The difference is not simply measured in kilometres. Much of the journey involves lakeside roads where traffic conditions can significantly affect travel times, particularly during busy periods and the summer season. A property in the central lake area may therefore be perfectly suitable for someone travelling to Milan once or twice a month but less practical for a professional who needs to make the journey several times every week. Remote workers, entrepreneurs with flexible schedules and second-home owners may happily exchange additional travel time for greater privacy, views and immediate access to the lake. A frequent commuter may reasonably place different priorities on the same locations.

The eastern side of Lake Como introduces another possibility because railway connections can change the equation completely. For buyers who prefer travelling by train, locations served by the line running along the eastern branch can offer a practical connection towards Milan without requiring every journey to begin behind the wheel. The property market and lifestyle are different from Como, Cernobbio and the central western shore, but for some buyers the railway can outweigh other considerations. Someone regularly travelling into central Milan may value being able to walk or drive a short distance to a station more highly than proximity to a motorway entrance.

Living near the lake can sometimes make more sense than living directly on it

There is another option that international buyers sometimes overlook. If easy access to Milan is a genuine priority, the residential areas south of Como can offer an interesting compromise. Living ten, fifteen or twenty minutes from the lake can provide easier access to the principal roads towards Milan, while Como remains close enough for restaurants, shopping, leisure and everyday enjoyment of the lake. Depending on the location, buyers may also find larger homes, gardens and more residential surroundings than they would obtain for the same budget directly on the waterfront.

For families considering Lake Como as a primary residence, this distinction can be particularly important. The romantic idea of waking up directly beside the water is understandably attractive, but everyday life is made of school journeys, work, shopping, airports and appointments as much as Sunday mornings by the lake. A property slightly removed from the waterfront may therefore produce a better overall lifestyle if it substantially simplifies the journeys that need to be made every week.

Before deciding where to buy, it is useful to imagine an ordinary Tuesday rather than a summer weekend. How often will you actually travel to Milan? Will you normally drive or take the train? Do you need to reach the city centre, an office in the metropolitan area or one of Milan’s airports? Will you travel during peak commuting hours? Is the house intended as a permanent residence, a second home or something between the two? A buyer travelling to Milan every couple of weeks can comfortably consider a much wider section of the lake. Someone travelling two or three times per week may naturally concentrate more heavily on Como, Cernobbio, railway-connected locations or areas immediately south of the city.

Airport connections deserve the same practical consideration, particularly for international owners. Regular journeys to Malpensa, Linate or Bergamo can quickly reveal the difference between a property that is geographically close to Milan and one that is genuinely well connected. What appears to be a small inconvenience during a viewing can become significant when the same journey is repeated throughout the year.

Accessibility is also part of long-term property value. A home that combines the Lake Como lifestyle with convenient access to Milan, airports and major transport infrastructure can appeal to a broader range of future buyers than a property dependent on lengthy local journeys. This becomes increasingly relevant when Lake Como is considered not only as a destination for holidays and second homes but also as a place for professionals, entrepreneurs and international families to establish a permanent base.

Choosing where to buy on Lake Como should therefore begin with the life you intend to live rather than simply with the view you would like to have. Como, Cernobbio, the eastern shore, the central lake and the residential areas south of Como each offer a different balance between scenery, privacy, services and mobility. If Milan will remain an important part of your life, the right property is not necessarily the closest one to the city or the most spectacular one on the lake. It is the one that allows you to enjoy Lake Como without turning every journey south into a compromise.
