LIGURIA 5 TERRE – HISTORIC VILLA
Located in the fascinating Val di Vara, a few kilometers from the Cinque Terre and the Gulf of Poets in La Spezia, the property, surrounded by about 10 hectares of land, consists of the main villa of about 700 square meters, as well as other properties.
The villa, built in the 1920s by the grandfather of the current owners, who returned to Brugnato from Argentina, is on three floors, for about 625 square meters, in addition to the attic, connected by an elegant marble staircase with wrought iron railing.
In an excellent state of conservation and maintenance, fully furnished with period furnishings, it has all the characteristics of the noble residences of the time: grit tiles with elaborate designs, ancient parquet floors in the sleeping area, original internal and external doors and windows of the period. , friezes and pictorial decorations on the walls and ceilings.
The property only requires plant engineering interventions, as it lacks a water system (currently served as a storage tank from a private water source) and a heating system.
About 200 meters from the main villa, there are two further residential properties, which can be used for guests and / or service personnel.
La Casa del Mezzadro, about 120 square meters, is spread over two levels: on the ground floor there is a living room with fireplace, kitchen, bathroom and closet, on the second floor the sleeping area with two bedrooms and a bathroom.
The second building, the so-called Casa del Contadino, about 110 square meters, on one level, with entrance, living room, n. 3 bedrooms, bathroom and closet.
The ownership of agricultural artefacts (a stable, a barn and a tool shed) complete the property for a total of approx. 235 square meters.
Access to the property is from the provincial road, via a short stretch of private dirt road.
It is possible to create a second entrance, on the town side, with a long and scenic driveway.
The estate is undoubtedly one of a kind. It offers a wide view of the pretty town of Brugnato and the surrounding area.
Approximately 65,000 square meters are wooded land and extend to the west of the property, reaching as far as the Vara River. The remainder, about 35,000, are agricultural, partly in crags, just below the villa, and which, once upon a time, were planted with vines. Part of the latter, about 6,000 square meters, are building land, on which it is possible to build about 300 square meters of GFA.
Near the villa there is also a water source, which, pending shortly to be connected to the public network, still supplies water to the property.
There are no historical and environmental constraints on the property and it is also possible to use it as an accommodation or other activity.
The property is easily accessible, along the A 12 motorway, Brugnato exit, a 15-minute drive from La Spezia.
Brugnato is within the Montemarcello Magra Natural Park and is considered one of the most beautiful villages in Italy.
The medieval layout of the Brugnatese walled village is perfectly preserved and has a particular pincer-shaped urban structure. In the town, the Cathedral, one of the most beautiful in Liguria, and the Bishop’s Palace, inside which there is an ivory crucifix attributed to the workshop of Michelangelo, are of particular importance.
Brugnato was an important crossroads of “vertical” routes that connected the coast to the Apennines and a stop on a secondary branch of the Via Francigena.
The villa was included in the FAI Spring Days 2022 program by the FAI delegation of La Spezia which will allow visitors to visit it on the 26th of March.
